The Importance of Proper Pricing
One of the many important things I help you with is pricing your home right… from the beginning.
Most of your showings will occur during the first few weeks your home is listed. This is the prime marketing time and is when buyers will be most excited about your home, and most likely to engage in a bidding war.
A new listing should be priced correctly on the first day. A brand new listing is exciting, is shown more, and generally sells for a higher price than older listings. Later… fair or not… prospective buyers begin to wonder why the house hasn’t already sold!
Homes sell for the most money during the first few weeks on the market. It’s a fact! Properly priced homes sell faster and for more money during the first few weeks of the listing… A well priced listing is the most important factor in marketing the property for top price.
This is not to imply that you should under-price your home or “give it away”. However, most sellers have the mentality that they can “always come down in price” or that they have to leave room to negotiate. I have consistently seen buyers pay more than the asking price and waive contingencies on well-priced homes. On the other hand, when a buyer is looking at a home that has been for sale for a while, and whose seller has left room to negotiate, the buyer either assumes there is something wrong with the house, or they will make a low offer, sensing that the house is not attracting attention from other buyers.

bring you the most money with the least amount of hassle, if you
price your home sensibly and in-line with market conditions.
