Marketing & Sales Plan
1. Establish the proper price. This is the key to exposing your house to the correct pool of ready, willing and able buyers. Our frank conversation regarding your house's value is the crucial first step to getting your house sold quickly and for the best price and terms.
2. Assess your property. I will tour your house to help you determine how to stage your house so that it is most appealing to buyers. I will discuss with you the items that need to be changed, as well as what does not need to be changed, to bring you the most money for your house.
3. Market to other REALTORS®.
A. I conduct a constant marketing campaign to Anne Arundel County's top agents because 90% of all
sales are generated by the top 10% of REALTORS®. This
is the most important form of marketing, because it is the most
likely to result in the sale of your house. I specifically
market to members of the following clubs:
CRS - Certified Residential Specialist
GRI - Graduate, REALTOR® Institute
DSAC - Distinguished Sales Achievement Club
5 Million Dollar Club
B. Send over 1,000 flyers with full details and photo of your house to local REALTORS®.
C. Advertise to referral networks. I will advertise your house to companies participating in the world-wide RELO network - 40% of all buyers come from this source. These RELO networks also allow me to cooperate and network with other REALTORS®.
D. Provide constant reminders to REALTORS® in my office. I will post flyers, give updates during weekly office meetings, and remind REALTORS® with buyers.
4. Aggressive campaign for buyers.
A. Place a RE/MAX sign in the front yard with my name and number. I immediately receive calls from Buyers and REALTORS® requesting information and can respond while they are at the highest level of interest.
B. Create a website just for your home with pictures, descriptions and a downloadable brochure. This website will be included in marketing for your home so buyers all over the world can access information about your house!

C. Create full-color 2-sided "business cards" of your home for you to give out to friends, co-workers, etc. Buyers can take the business card with them and keep the card in their wallets. The cards will have your home's website address on it as well as a large picture of your home and pertinent information. (See example 1) (See example2)
D. Create a full-color brochure to be left at your house. After seeing up to 20 houses in one day, buyers will be hard-pressed to remember individual homes. A detailed brochure with color photos (including aerial photos) and community amenity information (including a map from your house to the community amenities along with a list of the amenities at each location) ensures that your house stands out among the competition. E. Contact every REALTOR® who has shown your house and ask them how their clients reacted. I will provide you with honest feedback about how the clients and the REALTOR® reacted.
F. Alert every person in my database and send them a full-color jumbo postcard on your house. My database contains many former buyers and sellers who may be potential buyers for your house.
G. Send JUST LISTED cards to your community and to targeted move-up markets.
Your neighbors may have friends and co-workers who would like to
move in to the area.

H. Send Price Reduced cards (if necessary) to your community and to targeted move-up markets.
5. Present all offers and negotiate the contract. I will fully explain the terms of each offer, and discuss your options to help you arrive at the best decision. I will pre-qualify the buyers, and once we have reached an agreement, I will handle all the details to get you to settlement.
6. Assist you in obtaining all necessary tests and certifications required by the contract.
7. Work with the appraiser. I will meet with the appraiser and provide him with a copy of the contract and recently sold comparable homes. I will notify the appraiser of all the improvements you have made to the house.
8. Work with the house inspector. With your help, I will address the inspector's concerns and resolve any issues that arise.
9. Contact your mortgage company so that you will avoid unnecessary fees, and so that the title company has the correct mortgage information.
10. Closely coordinate with the title company & lender. Ensure all processing is completed in a timely manner so that problems can be corrected without delaying settlement.
11. Attend settlement. I will ensure that the terms of the contract are correctly reflected in the closing papers.
12. Attend education and professional enhancement seminars. I am constantly striving for self-improvement. I believe it is extremely important to keep up with the latest technology, techniques, and new laws.
