Your responsibilities as a Seller…

As a seller, you have many obligations that you must complete prior to settlement. I will help you through these obligations.

1. Be completely moved out of the house prior to settlement! The house must be totally empty and clean prior to the buyer’s final walk-through, which is usually the day before or the morning of settlement.

2. Provide information to the Settlement Company or Attorney:
a. Loan account information.
b. Your social security numbers. (Or you may provide this directly to the settlement company)
c. Solve defects found in the title search. (The settlement company will assist you with this)
d. Provide purchasers with a copy of title insurance policy (if available)
e. Copies of deed and mortgage if requested.

3. Make the house available for:
a. Home showings
b. House inspections (don’t be surprised if quite a few people attend)
c. Well and/or septic inspections
d. Radon tests (in air and water)
e. Lead paint tests
f. Termite inspections
g. Any other test or inspections stipulated in the contract
h. Appraisal
i. Walk-through inspection just prior to settlement

4. Allow access to the property for a property survey.

5. Obtain, pay for, and provide, the most recent homeowners association or condominium association documents.

6. Fill out either a property disclosure or property disclaimer, as mandated by the state of Maryland, and other disclosures necessary (lead paint).

7. Promptly make repairs to the house as contractually agreed to, and as a result of home inspections, termite, well and septic tests, and lender predications.

8. Switch utilities to the house prior to settlement. (See “Helpful Resources” section for a list of phone numbers)

9. Attend settlement or make other arrangements with the settlement company or attorney in advance. If you are required to bring money to settlement, the money must be in the form of certified funds. Bring your driver’s license or other state-issued picture identification.

10. Prepare the house as agreed to in the contract.
