When an offer is made...
Presenting the offer: Be assured that as soon as I am aware that a written offer has been signed, I will contact you. The timing may be inconvenient but it’s usually best to move ahead quickly and consider the offer. When I call you, I may not even have the offer in hand yet, and may not know the terms of the offer. When I do receive the offer I will study it closely and review each of the terms and conditions with you to your complete understanding.
Three options: When we consider the terms of the offer, remember that you are in charge. You are free to deal with the contract as you choose, and I will be there to help you. Generally there are three options available to you: Accept the offer as presented. I will convey your acceptance and your house is sold! Or, make a counter-offer—propose changes to the offer so that it is acceptable to you. Be aware that when you make changes to the offer, the buyer is completely free to change any of his terms. I will convey the terms of your counter-offer and the buyer may either accept, reject or offer a new proposal. Both the buyer and seller are free to change their minds at any time until the contract has all initials and signatures on all changes. And– in real estate, verbal promises are NOT binding… so make sure everything is in writing!
Delivery of the contract: A copy of the contract will be delivered to the buyer, seller, agents, real estate offices, mortgage lender, appraiser, settlement company and possibly others as well.
Finalizing all conditions
Buyer’s financing: If the contract states that the buyer has a
specific number of days to secure financing for the home, it is
his responsibility to apply for and secure a loan commitment
within that time period.
After the loan is approved, more legal work is necessary though you may have very little involvement. The property title will be searched, title insurance will be ordered and an updated survey will be ordered. The homeowners association will be contacted as well.
When the paperwork is in order, the time and place of settlement will be agreed to by all parties involved.
Prior to closing the buyer and his agent will conduct a final inspection of the home.
Keys will be delivered to the buyer at closing, even if you have negotiated a post-settlement occupancy.
At closing, all documents finalizing the sale will be signed and all funds will be disbursed.
My responsibilities are not finished until after the transaction is completed. I will follow the transaction’s progress and will inform you of significant developments. I will do everything in my power to ensure a timely and highly satisfactory settlement for you! Know that I am here to answer any questions and to resolve any problem or uncertainty you may have.
